Who we work for, and the buildings we look after
Each building limits when and how we can work:
Offices, where desks and meeting rooms stay in use.
Blocks of flats, where residents use the stairs and corridors every day.
Gyms, worked around opening hours and busy changing rooms.
Churches, worked around services.
Shops, worked around trading hours.
Council and housing association homes, and the shared parts around them.
We're briefed by facility managers, managing agents and freeholders, councils and housing associations.
Every quote comes in writing after a free visit, so you can send it on to a board, a finance team or leaseholders.
What to check before you hire commercial builders
A few checks on any commercial construction company:
A price from the building. We visit before we price, and the visit and written quote are free.
A firm you can look up. Andrews Building & Decorating Services Ltd has been registered at Companies House (06178781) since 22 March 2007, is on Checkatrade and verified on MyBuilder, and holds £5 million public liability insurance.
Experience of working around people: staff, residents, a congregation.
One firm for the trades, answering for the order they happen in.
How we run a job in a building that stays open
Tell us about the building: its type, the hours it's in use and which areas must stay open.
We visit and quote in writing, free of charge.
We agree the programme: which areas, in what order, and around the hours the building is in use.
As the client, you have duties too. Under the Construction (Design and Management) Regulations 2015 (CDM), client duties apply in full to commercial clients: any person or organisation that carries out a construction project as part of its business.
Those duties include giving the contractor the pre-construction information you hold (what you know about the building and its hazards) and making sure a construction phase plan, the contractor's plan for running the work safely, exists before work begins (the HSE's guidance for commercial clients).
Offices, shops and the common parts of blocks of flats also come under the duty to manage asbestos; our communal areas page explains what it means in a block.
London and the South East
From Beckenham we work across London, mostly within about 20 miles, closest to home in Bromley, Croydon, Lewisham, Greenwich, Southwark and Bexley. For larger jobs we quote anywhere in the South East, and have taken on commercial work as far as Haywards Heath and Brighton.

What does commercial construction mean, with some examples?
It means building work on non-domestic property: refurbishing an office, repairing a shop, redecorating a church, or maintaining the shared parts of blocks of flats run by landlords and housing providers.
What's the difference between commercial and residential construction?
Mostly who the client is. Under the CDM Regulations 2015, client duties apply in full to commercial clients; a homeowner's normally pass to the contractor or principal contractor. Councils, housing associations and landlords are not domestic clients, even when the property is someone's home.
What time can commercial building work start?
Usually from 8am on weekdays and Saturday mornings. Bromley and Croydon expect noisy work from 8am to 6pm Monday to Friday and 8am to 1pm on Saturdays, none on Sundays or bank holidays (in Croydon, for substantial building work). Outside those hours, Bromley allows it only for emergencies or special circumstances, with a Section 61 consent: permission applied for from the council in advance.
How do you price commercial work?
From the scope: size, access, the trades involved, our working hours and how much of the building stays in use all move the price.
Do you take on commercial work outside London?
Yes. Most of our work is within about 20 miles of Beckenham, and we quote for larger jobs anywhere in the South East: we've carried out big commercial jobs in Haywards Heath and Brighton.
Guides for managing agents and housing providers
