Painting and decorating across the borough of Bromley
We paint inside and out, hang and strip wallpaper, and repair plaster and cracks first, so paint goes onto a sound surface, not over the problem. See interior painting for rooms, woodwork and wallpaper, and exterior painting for walls, windows and doors.
As painters in Bromley we're local: a family-run firm based in Beckenham, a father, his sons and their team, registered at Companies House in 2007.
The borough has many conservation areas, where the council protects the character of a street; in a few, it also controls painting. Here is what its documents say, area by area.
Penge and Shortlands: what the council says about the front of your house
Penge: the Alexandra Cottages
If your cottage is around Albert Road, Edward Road and Victor Road, off Parish Lane, check the council's map: it may be in the Alexandra Cottages Conservation Area. There, painting any part of a house, or of a building or wall in its grounds, that faces a road, a waterway or open space needs planning permission, and so does altering the front door. Bromley Council's Article 4 direction for Alexandra Cottages has applied since 12 May 2004, with no end date on the council's register (checked October 2026).
We've decorated homes in Penge; if yours is one of the cottages, we'll check this with you before quoting.
Shortlands: bare brick on Meadow Road
The 2025 Shortlands Village appraisal notes that Meadow Road, built in London stock brick, is now mostly rendered or painted, and that pebble-dash and paint have cost the terrace at numbers 25 to 41 much of its original character (Bromley Council, checked October 2026).
That's the council's assessment, not a rule. Still, if your brick is bare, think twice before painting it; and when a house there is extended or altered, the plan asks for the brick bond to be matched. It also asks owners to keep original windows and doors (see Orpington and Petts Wood below).
Chislehurst and West Wickham: what the council does and doesn't control
According to Bromley Council's register of Article 4 directions, none controls exterior painting in Chislehurst: the town-centre direction covers turning shops into homes, and the Kemnal Road one covers gates, fences and walls (checked October 2026). The painting directions we found on the register are for Barnmead Road in Beckenham and Alexandra Cottages in Penge. A conservation area still matters, so check with Bromley Council, or its online map, before changing how the front looks.
If your house is listed
For a statutory listed building, Bromley Council's listed buildings page says nearly all alterations need listed building consent, internal works included, and altering one without it is an offence (checked October 2026). Ask the council before changing finishes, inside or out. The council's local list adds no extra planning controls.
West Wickham
West Wickham's town-centre direction is also about turning shops into homes, not paint. One of our MyBuilder reviews, for painting a kitchen, comes from there.
Painters and decorators in Orpington and Petts Wood
Looking for decorators in Orpington? We work there and in Petts Wood too.
According to the council's register, Orpington's Broomhill and The Priory conservation areas have no Article 4 direction on painting, and the town-centre one covers turning shops into homes. Check with the council all the same.
The Article 4 directions for Chislehurst Road and The Chenies in Petts Wood cover roofs, walls and fences rather than paint; for decorating, the windows matter more. Bromley's 2025 management plans for Chislehurst Road, The Covert and The Thrifts in Petts Wood, and for Bromley Town Centre and Shortlands Village, ask owners to keep original windows and doors, repair the joinery where practical and avoid uPVC (the 2025 Chislehurst Road management plan, checked October 2026). It's guidance, not a ban. Careful preparation and repainting is part of keeping original timber.
The white-painted render on many Petts Wood houses needs materials that let it breathe, which our plasterers page explains.
