Builders in Bromley
Bromley Council's advice on choosing a builder comes down to two habits: get at least three written quotes, and keep the final payment back until Building Control has issued a final certificate. We're builders in Bromley for small building works and refurbishment, based in Beckenham inside the borough, and we see each job through to the last coat of paint.

Why Bromley homeowners ask us to quote
A local company, not one passing through
Registered in Beckenham, inside the borough, since 2007; the council suggests asking why a distant builder can't find work nearer home.
Building and decorating from one firm
Plastering and painting are our own trade, so what the work disturbs gets made good.
A written quote to set beside the others
We see the job first, then put the scope in writing.
Easy to check before you sign
On Checkatrade, verified on MyBuilder, with £5 million public liability cover.
Small building works in Bromley, finished down to the paint
Small building jobs leave patched plaster and scuffed woodwork; with one firm doing both, nothing waits for a second trade:
- Small building works and refurbishment
- Plastering, making good and decorating afterwards
- Kitchen and bathroom fitting, with the units or suite you've bought
- New floors
For party walls, Building Regulations and the hours allowed for noisy work, see our builders page.
How it works
Send the details
Photos, what needs doing, and any Petts Wood address or approved grant.
Free visit, written quote
We look at the job, then set out price and scope on paper.
Fix the payment stages
Be wary of paying before work starts; stage payments as it progresses are normal, so agree them in writing.
We build, then decorate
Rooms are left painted and usable.
Choosing a builder in Bromley: what you can check with us
The council explains how to pick the best builder for the job (Bromley Council's advice on choosing a builder, checked October 2026). Five points:
| The council's advice | Why | With us |
|---|---|---|
| Three written quotes, all work included | Gaps return as extras | A free written quote with the scope |
| Don't just take the cheapest | A low price needs explaining | What each quote covers |
| Visit finished jobs, talk to owners | Reliability, extras, quality | Dated reviews, like the one below |
| No money before starting | Stage payments are normal | Stages agreed in writing |
| Check any trade association claimed | Claims can be verified | Our Companies House record |
Then hold the final payment until Bromley's Building Control issues a final certificate confirming the work meets the Building Regulations, where the job needs one.
Check before you start: Bromley's rules
A skip on the road
Only skip companies registered with the council can apply. The licence is valid for two weeks and takes two working days to process (Bromley's skip licence page, checked October 2026, gives the current fee). Apply yourself and it's refused, fee kept. On the A21 and A232 red routes, Transport for London licenses it instead.
Rubble
Bromley's SCRAP code: be wary of cold callers, check the carrier's registration, get a waste transfer note (Bromley's waste carriers page); carriers are on the Environment Agency's public register. DIY rubble can go to the Churchfields Road Reuse and Recycling Centre in Beckenham, charged by weight.
Scaffold or a mobile tower on the pavement
Bromley licenses those separately; the details are on Roofers in Bromley.
A new wall, gate or fence in Petts Wood
According to the council's list, the Petts Wood Article 4 direction, in force since 16 June 2016, is the one for the Petts Wood Area of Special Residential Character and The Chenies and Chislehurst Road conservation areas: on the land edged red on its plan, a gate, fence, wall or other enclosure needs planning permission. Ask the council whether you're inside the line.
Adaptations paid by a Disabled Facilities Grant
Up to £30,000, legal and architect fees included, for ramps, stairlifts, wider doors or an adapted bathroom or kitchen (Bromley's Disabled Facilities Grant page, checked October 2026). Work starts only after written approval, and the council usually appoints the contractor (preferences can be discussed with its technical officer), so apply first. Owners receiving over £5,000 repay up to £10,000 if they sell or transfer within 10 years. Once a grant is approved, we can quote for an adapted bathroom, such as a level-access shower or a wet room.
What affects the price of building work in Bromley
We price after seeing the job. What moves it most:
Scope: what's built or changed, and what opening up uncovers.
Building Control: whether the work needs it.
Access: where a van and a skip can stand.
The skip licence: a council fee for two weeks in Bromley (the skip licence page above gives the current fee, checked October 2026); ask whether your skip hire includes it.
Rubble: a registered carrier, or the recycling centre, paid by weight.
