Exterior painting in Beckenham and South East London
Painting the outside of your house only lasts as long as the preparation under it. We take on exterior painting for homes in Beckenham, Bromley and across south-east London: woodwork, windows, front doors and painted brick, repaired and primed first so the finish keeps the weather out.

Why choose us to paint the outside of your house
Painting is our own trade
Painting, decorating and plastering are the core of what we do.
Repairs and paint from one firm
Cracks and loose render are put right first, with no second trade to find.
A written quote after a visit
We look at the house before we quote. Both are free.
A firm you can check
Registered at Companies House since 2007, on Checkatrade and verified on MyBuilder.
What we paint on the outside of a house
Good paint keeps water out of timber and masonry. We paint:

Painted brick fronts, bays and garden walls

Fascias, soffits and bargeboards, the boards that take the most weather

Windows, sash and casement, with frames and sills

Front doors and porches, the first thing people see

Metalwork: railings, gates, gutters and downpipes
Exterior woodwork, fascias and windows
Outside timber fails from the joints first. Painting window frames and fascias properly means scraping back loose paint, treating bare wood, replacing soft sections and priming. Paint over damp timber looks fine for a season, then lifts.
Old paint on period windows and doors can contain lead; our interior painting page sets out what the HSE advises.

Sash windows: painting them so they still slide
A carelessly painted sash ends up stuck shut. The sashes are painted in stages and moved between coats, so paint never bridges the gap between sash and frame. On a period house, taking back decades of old coats lets the window move again. Window restoration is one of our services too.
Brickwork, render and masonry
Painting bare brick is a bigger decision than repainting, because paint is hard to remove; our guide to painting brickwork covers both sides. Before you start, check:
The cause of any damp
On an older wall, fix what feeds it first, such as a cracked drainpipe (Historic England's advice on repairing older walls).
Cracked render
It needs filling and repairing first. That's work for plasterers, and we do it.
We also take on brick cleaning and masonry restoration.
How it works
Tell us about the house
Send photos, say what you'd like painted and whether it's in a conservation area.
We visit and quote
We come and look at the house, then put the quote in writing, free.
We prepare, then paint
Repairs and priming come first; the finishing coats go on when the surfaces are dry and the weather allows.
Do you need permission to paint the outside of your house?
Usually not. Check these before you pick a new colour:
The general rule. Painting the outside is permitted development under Class C of the national planning rules, so it doesn't normally need planning permission.
Article 4 directions. A council can remove that right for an area. If a direction covers painting, you need a planning application first; check with your council.
The fee. For a single house it costs £548 (planning fees from 1 April 2026, checked October 2026).
Listed houses. Works affecting their character need listed building consent.
What affects the price of exterior painting
Ask exterior painters for a price and the honest answer is: it depends. These move it most:
Size and height: a two-storey semi is a different job from a three-storey terrace.
Condition: sound paint needs a wash; flaking paint needs scraping back.
Repairs: soft timber or loose render come first.
Coats: a change of colour takes more coats than a refresh.
Access: ladders are for light, short work, so a whole elevation usually needs a scaffold (the HSE's page on the work at height law). On the pavement, it needs a licence, usually from the council.
Exterior painting in London: Bromley, Croydon and Greenwich
We're based in Beckenham and work across south-east London. Some streets need a closer look:
Bromley: some conservation areas, such as Alexandra Cottages in Penge, need permission to paint the parts of a house that face the street. See painters and decorators in Bromley.
Croydon: the Article 4 direction in the Chatsworth Road Conservation Area covers painting the outside of buildings: painters and decorators in Croydon.
Greenwich: Royal Greenwich has Article 4 directions in several of its conservation areas; what each one covers is on painters and decorators in Greenwich.

Questions about exterior painting in Beckenham
Call 020 8249 7303
How much does it cost to paint the outside of a house?
It depends on size, height, repairs, coats and access. Scaffolding, and any licence it needs, can be a large part of it.
When is the best time to paint the outside of a house?
Most external painting is done between late spring and early autumn. The weather on the day matters more than the month: dry surfaces, no rain before the paint sets, no frost.
Do you paint commercial buildings and blocks of flats?
Yes. Commercial buildings and the communal areas of blocks, churches and offices are part of our work, and for larger jobs we travel across the South East.
