What our kitchen fitting includes
We work across the borough, from Beckenham and Penge to Bromley, Chislehurst and Orpington, and one team takes the kitchen from the old units coming out to the final coat of paint.
Strip-out and waste
We disconnect the appliances safely, take out the old units and worktops, and clear the waste by van or in a skip.
Walls, floors and services
Once the old units are out, we repair walls and floors, plaster where needed, and do the plumbing and electrics the layout needs.
Units and worktops
Base and wall units, doors, drawers and handles go in level, then the worktops, the sink, the tap and the splashback.
Appliances, floor and decoration
We fit the appliances, lay the floor and paint the walls, ceiling and woodwork, so the room is finished as a whole.

What our written quote covers
Our written quote lists each part of the kitchen fit, with labour and materials shown separately, so you can compare it with other quotes line by line.
Each part of the fit
The strip-out, repairs and plastering, plumbing and electrics, fitting, flooring and decoration, each on its own line.
The retailer's gaps
If you are buying the units yourself, the extras a retailer's plan often leaves out, such as filler panels or a new cooker circuit.
Waste and the skip
How the old kitchen leaves the house, and whether a skip has to go on the road, where it needs a licence from Bromley Council.
What nobody can see yet
Rotten floorboards or old pipework behind the units aren't in the price; if they turn up, ask us to price the extra in writing first.
What affects the cost of fitting a kitchen in Bromley
Fit only or the whole room
Fitting units into a finished room is less work than a strip-out followed by new plaster, flooring and decoration.
The layout
Keeping the sink, cooker and appliances where they are is simpler than moving water, waste, gas or electrics to a new spot.
The worktop
Laminate is cut on site. Stone or quartz is templated once the base units are in, then made to measure, which adds a visit.
Older walls and floors
Units are levelled on their legs and worktops scribed to crooked walls; a small galley leaves less room to work in.
Units and appliances
The number of units and appliances, and whether the appliances are integrated behind doors, changes the fitting time.
Access and the skip
Parking, stairs up to a flat, and a skip on the road, which needs a licence and, in a permit bay, a bay suspension as well.
How we work
- 01
You show us the room
A few photos of the kitchen, what you have in mind, and where the units are coming from.
- 02
We measure the room
We note where the water, waste, gas and power come in, ideally before you order units.
- 03
We price each part
Strip-out, repairs, services, fitting and decoration, with labour and materials separate.
- 04
We agree the order of work
We go through the dates with you, including the days without water, power or a sink.
- 05
Strip-out and fitting
The old kitchen goes to the van or skip, then repairs, services, units and the worktop.
- 06
You check the finished kitchen
Floor and decoration go in last, then we go round the room together.
Living in your home while we work
You can stay at home while we fit the kitchen. The hard part is managing without it for a while, so here is what to expect and how to plan for it.
Without a working kitchen
There is no sink or cooker from the strip-out until the new worktop is in and they are reconnected. We tell you the days without water or power.
Dust, noise and smells
Taking out the old units and prising off tiles is the loudest, dustiest part; we sheet off the doorway and the route out to the van or skip.
Children and pets
During the strip-out the front door is often open and the skip or van is outside: keep children and pets away from the kitchen and the drive.
Working hours and clean-up
The skip and the van need the drive or the road, so we agree each day's start and finish with you and sweep the hall and drive every evening.
You might also need
A new kitchen often turns up work behind the old units, or leaves the rooms next to it looking tired.
Plastering and repairs
Old tiles and units often pull the plaster off with them; we repair or reskim the walls so the new kitchen goes onto a sound surface.
Flooring and floor sanding
With the old units and lino up, it is the time to deal with the floor: a new one in the kitchen, or the boards next door sanded.
Decorating the rest of the house
The hall, the stairs and the rooms the kitchen opens onto, painted by the same team, so the colours carry through.
Bathrooms
In an older house the bathroom is often as old as the kitchen it shares pipes with; we refit bathrooms as well.

Questions we get asked
Anything else, call 020 8249 7303.
How long does it take to fit a kitchen?
It depends more on the worktop than on the number of units. A laminate worktop is cut on site, while stone or quartz is only templated once the base units are in, then made to order, and the sink and hob are connected after it.
I've bought my kitchen already. What should I check before it's fitted?
Have the room measured by whoever will fit it before you order, and check whether the plan needs anything the retailer doesn't supply, such as filler panels or a new cooker circuit. When it arrives, check every box against the order before fitting day: a missing or damaged unit can stop the job halfway.
Does a new kitchen need building regulations approval?
Some of the work does: a new circuit or consumer unit is notifiable under Part P, and Bromley's building control guidance says approval is needed for structural alterations, such as removing all or part of a load-bearing wall, joist, beam or chimney breast. Under Part F, existing extractor fans and cooker hoods that extract to the outside should be kept or replaced.
I let the property. What should a rented kitchen have?
Government guidance on the Housing Health and Safety Rating System (HHSRS), the way councils assess hazards in rented homes, lists a sink with hot and cold water, enough cleanable work surface, and a cooker hood or extractor fan that takes fumes outside, among others. These aren't mandatory standards, but a kitchen that falls short will not generally be considered acceptable.
Can a grant help pay to adapt a kitchen in Bromley?
Bromley Council's Disabled Facilities Grant can help pay for adaptations, and adapting kitchens is among those it names. A homeowner, a tenant or a landlord on behalf of a disabled occupant can apply; an occupational therapist or Trusted Assessor assesses what's needed first, work can only start after formal written approval, and the council usually appoints the contractor.
Do I need a licence for a skip outside my house in Bromley?
Only if it goes on the road: a skip on the public highway needs a temporary highway licence from Bromley Council, and only skip companies registered with the council can apply for it. On the A21 and the A232, which are TfL Red Routes, the licence comes from Transport for London instead.
Is your kitchen fitting guaranteed and insured?
Ask us when you get the quote: the written quote sets out the guarantee on our fitting work, and we can show you our insurance before the work starts.
What should I ask a kitchen fitter before choosing one?
Bromley Council's advice is to get at least three written quotes, visit jobs the builder has recently finished, and be wary of anyone who wants money before starting, although stage payments as the work progresses are normal. Bromley Trading Standards also recommends a written contract and checking the trader's insurance.
