Why choose us for your home renovation

  • The right order, so nothing is done twice

Pipes and cables before plaster, plaster before floors, decorating last.

  • Finished by our own trade

Plastering, painting and decorating are our core work, so you get a finished home back.

  • One team for the whole house

From strip-out to the last coat of paint, organised by us.

  • A firm you can check

Registered at Companies House since 2007, on Checkatrade and verified on MyBuilder.

House renovation: what we take on

A house renovation is several jobs that have to fit together. We take on:

  • Strip-out of old fittings and finishes, and repairs to what turns up underneath
  • Small building works and refurbishment
  • New pipework and wiring
  • Plastering, patching and crack filling, the same work our plasterers do
  • New floors
  • Kitchen and bathroom fitting: you choose the units and the suite, and we fit them (see our kitchen fitters and bathroom fitters pages)
  • Decorating inside and out, with the inside covered on our interior painting page

How it works

  1. Tell us about the house

Photos and a rough list of the work are enough to start.

  2. We visit and quote

We come and look at the house, then put the quote in writing. Both are free.

  3. We plan the order

Roof and structure first, then pipes and cables, plaster, kitchen and bathroom, and floors and decorating last. A leaking roof means starting with roof repairs.

  4. We finish the house

Walls made good, floors down and rooms decorated, ready to live in.

Two checks before work starts

  • Asbestos in an older home

Before major work that opens up walls, ceilings or floors, the HSE's guidance on asbestos surveys expects a refurbishment or demolition survey by a competent surveyor, with the rooms empty while it's done.

  • Party walls and Building Regulations

Work on a shared wall can mean serving a party wall notice first, and some jobs, such as replacing a consumer unit, might need Building Regulations approval. Our builders page explains when each applies.

Flat refurbishment: what to check before you start

Refurbishing a flat follows the same order as a house, but you're not the only one with a say.

  • Your lease

Read it, and ask your freeholder or managing agent before you book the work. Neighbours below will notice noise through a new hard floor.

  • Southwark Council flats

If you own the lease of a Southwark Council flat, Southwark Council's guidance for leaseholders says alterations such as a new kitchen need the council's permission first. That applies to Southwark Council leaseholders only.

Plumbing and electrics

Replace old pipework and wiring while floors are up and walls are open. Electrical and gas work must be carried out or certified by a registered electrician or gas engineer; for electrics in a home, the rules sit in Part P of the Building Regulations. If you're planning a house rewire as part of a renovation, it goes in before any plastering.

Floors

We lay new floors once the messy trades have finished. In an older home, old floor tiles and the adhesive under them can contain asbestos, and the HSE's guidance sheet on asbestos floor tiles says never sand the floor. Where lifting can be avoided, it suggests covering them with a new floor and telling the building owner what's underneath.

What affects the cost of a house refurbishment

Every house is priced after a visit. What moves the cost most:

  • Size and condition of the house.

  • What the strip-out uncovers: damp, old wiring or asbestos can add work, so keep a contingency in your budget.

  • How many trades the job needs.

  • Finishes: the floors, tiles, fittings and paint you choose.

  • Waste: under the government's waste duty of care code, the rubble a tradesperson produces is theirs to deal with, and disposal should already be in the price. Check every quote says so.

Questions about home renovation in Beckenham

Call 020 8249 7303

How much does it cost to fully refurbish a house?

It depends on the size and condition of the house, what turns up once the old finishes come out, how many trades are involved and the finishes you choose. We price each house after a free visit.

Can we live in the house while it's being renovated?

Often, yes, if the work is done room by room. Expect the kitchen and bathroom to be out of use for part of the job, and an asbestos survey needs the rooms being surveyed to be empty.

What are the biggest home renovation mistakes?

Doing the work out of order, so finished surfaces get damaged, not checking an older house for asbestos before opening it up, and agreeing a price without being clear what it includes.
