Builders in Beckenham and South East London
Not every job needs a firm that builds extensions. We're builders in Beckenham for the smaller work around a house: small building works and refurbishment, finished with our own plastering and decorating. A family-run firm, registered at Companies House in 2007.

Small building works: small builders near you
Plenty of building work around a house is small, and that's when builders for small jobs are worth finding. What we take on:

Small building works and refurbishment inside the house

Repairs and plastering, from patching to whole walls and ceilings

Plumbing and electrical work as part of the job

New floors

Fitting a kitchen or bathroom you've bought

Painting and decorating to finish
Local builders suit a small job: someone nearby can come and look, and come back if something needs another look. For a whole-house project rather than a single job, see our page on home renovation.
How it works
Tell us about the job. Send a few photos, what needs doing and where the house is.
We visit and quote. We come and look at the job before we quote, then put the quote in writing. Both are free.
We agree the details. What's included, what you need to check first and where the waste goes.
We do the work and finish it. The building work, then making good and decorating, so the room is ready to use.
Check before the work starts
These are yours to sort out as the homeowner; we'll go through them at the quote:
Party walls
Work on a shared wall, building at the boundary or digging near a neighbour's foundations needs notice: for a party wall, between two months and a year ahead. Your neighbour has 14 days to agree in writing, and silence isn't a yes. Plastering, new sockets or putting up shelves don't need notice (GOV.UK's party wall guidance, checked October 2026).
Building Regulations
New bathroom plumbing, a new fuse box, electrics near a bath or shower, new windows and doors or a new heating system may need approval. Most repairs and maintenance don't, except on heating, oil tanks, fuse boxes and glazing (GOV.UK's guide to building regulations approval).
The certificate
A registered installer can self-certify the work, and GOV.UK says you should get the certificate within 8 weeks of completion (checked October 2026). Keep it: you may need it to sell your home.
Your skip or clearance firm
If you hire one yourself, check its CBDU number on the Environment Agency's public register. A skip on the road needs a council permit before it goes down.
Noisy work hours
In Bromley, Croydon, Royal Greenwich, Bexley and Lambeth, noisy building work runs 8am to 6pm on weekdays and 8am to 1pm on Saturdays, with none on Sundays and bank holidays; in Southwark, Saturday is 9am to 2pm. Croydon applies its hours to substantial works, not one-off jobs (Bromley Council's building noise page, all checked October 2026).
What affects the price of building work
Every job is priced after a visit. What moves the price most:
Scope
the work itself, and what turns up once it's opened, especially in older houses.
Materials and finish
a patch to paint over costs less than a feature on show.
Trades
whether the job needs an electrician or plumber as well as the builder.
Access and permits
whether a skip or scaffold has to stand on the road.
Waste
getting rid of the waste a builder produces is the builder's job, and belongs in the quote.

Questions about builders in Beckenham
Call 020 8249 7303
How much do builders charge per hour?
There's no single rate: it depends on the job, the materials and the trades. A written price lets you compare like with like.
How can I check a builder is any good?
Look for a written quote, a registered company (ours is 06178781 at Companies House) and dated reviews you can read yourself. If they'll take your waste, check their CBDU number.
Do I have health and safety duties when I hire a builder for my home?
Normally, the builder takes them on. The HSE says that under the CDM rules, a homeowner's client duties normally pass to the contractor when one contractor does the job.
