Why homeowners and landlords ask us to keep their homes in repair
Plaster, paint and woodwork from our own team
Cracks, tired walls, woodwork and damp marks, once the cause is fixed, are put right without a separate decorator to book.
Priced once we've seen your list
We go through every job on it at a free visit, then send the price in writing before anything starts.

What property maintenance covers, and what it doesn't
Our property maintenance services are for houses and flats, whether you live in them or let them. They cover planned repairs and upkeep inside and out: decorating, plaster, woodwork, gutters, brickwork, windows, and plumbing and electrical repairs.
What they don't cover is emergency call-outs. Every job is planned, and quoted in writing after a free visit.
Keeping a house in good repair, season by season
Small jobs done at the right time of year save bigger repairs later:
Autumn
Clear leaves from gutters and downpipes, and fix sagging or leaking runs before the winter rain: gutter repair. Have slipped or cracked tiles checked by roofers.
Winter
A good time for work inside: cracks and loose plaster put right by our plastering team, and dripping taps and leaking pipes seen to by plumbers.
Spring
Look over the outside after the frosts. Open or crumbling mortar joints need repointing, and windows that stick or rattle need a sash window repair.
Summer
Dry weather for painting the outside: windows, fascias, doors and fronts, prepared and painted by our painters and decorators.
Repairs a landlord is responsible for
If you let a house or flat, the law sets a minimum for its condition. GOV.UK's guidance for landlords says you're normally responsible for repairs to the structure of the property and to basins, sinks, baths and other sanitary fittings, among others (making repairs).

The Homes (Fitness for Human Habitation) Act 2018 adds that private and social landlords in England must keep the home, including any common parts of the building, fit to live in at the start of the tenancy and throughout.
It applies to tenancies shorter than seven years and to all periodic tenancies (rolling tenancies with no fixed end date), among others. It doesn't cover people on a licence to occupy instead of a tenancy, which may include lodgers who live with their landlord.
When deciding, courts look at matters such as a serious problem with damp or a building that has been neglected and is in a bad condition. There are exceptions, for example a problem caused by the tenant's behaviour (guide for landlords).
- Electrics. Wiring faults go to electricians; the periodic electrical report for a let home is on our eicr certificates page.
- Social housing. Social landlords must also deal with damp and mould hazards that present a significant risk of harm within fixed timeframes: see our guide to Awaab's Law.
Between tenancies: making a home ready to let
The weeks between one tenant leaving and the next moving in are the easiest time to work, with the rooms empty:
Walls and ceilings
Holes and cracks filled, marks covered and rooms repainted by our own team.
Woodwork
Skirting boards, doors and frames repaired and repainted.
Damp marks
Once the cause is fixed, the plaster made good and redecorated.

some damage only shows once a ceiling, floor or wall is opened up.
The access

Questions about property maintenance
Call 020 8249 7303
What does property maintenance include?
Keeping a home in good repair, inside and out: walls, ceilings and woodwork, gutters, brick joints, windows and roofs, and plumbing and electrical repairs. Some of it is regular upkeep and some is putting right what has already gone wrong.
What is the difference between maintenance and repair?
Maintenance stops a problem before it starts, like clearing a gutter or repainting woodwork before it rots. A repair puts right something already damaged, like a leaking joint or a crack in the plaster. Regular maintenance usually means fewer and smaller repairs.
Can a landlord have repairs done while the tenant lives there?
Yes. GOV.UK says a landlord must give the tenant at least 24 hours' notice before entering to carry out repairs, although immediate access may be possible in emergencies, and the tenant has the right to stay in the property during the repairs.
Do you handle emergency repairs for landlords?
No. Everything we take on is planned and quoted after a visit, so we aren't an emergency or same-day service for tenants or landlords. Have the cause, such as a leak or an electrical fault, made safe first; then we can repair and redecorate what it damaged.
Do you work in offices or blocks of flats?
Yes. We work in offices, shops and blocks of flats as well as homes. This page is about houses and flats; our commercial pages cover work in commercial buildings and the common parts of blocks.
Bigger jobs than maintenance
A whole house in need of more than repairs: home renovations.
Offices, shops and other workplaces: commercial construction.
Common parts of blocks of flats: social housing contractors.
