Felt, EPDM and GRP: the flat roofs we repair and re-cover

On houses, flat roofs usually sit over rear extensions and garages.

  • Felt

Layers of bitumen felt bonded to the deck (the boards under the covering). Looking for felt roofers? We repair and re-cover felt roofs.

  • EPDM rubber

A single synthetic rubber membrane over the whole roof, with few or no joins.

  • GRP fibreglass

Glass-fibre matting set in resin, giving a hard, seamless finish.

Lead or zinc over a bay or dormer is metal roofing; a felt or sheeted garage, garage roof replacement; offices, shops and blocks of flats, commercial roofing.

Signs your flat roof needs repairing

  • Water standing long after rain

  • Blisters or bubbles in the felt

  • Cracks or splits along the edges and trims

  • Lifting joins, or a gap where the roof meets the wall

  • Moss or weeds growing on the surface

  • A damp patch or stain on the ceiling below

Water spilling over the edge often needs a gutter repair.

Repair or re-cover your flat roof?

A split or blister in an otherwise sound roof can usually be patched. When the covering has failed in several places, re-covering beats patching again. A soft deck is replaced too, which often only shows once the roof is opened.

Re-covering a large part of a roof can need Building Regulations approval: see roof repairs.

Questions about flat roofing

Call 020 8249 7303

What type of roofing is best for a flat roof?

No one covering suits every roof. Its size and shape, its joins and edges, and what sits on it point towards felt, EPDM or GRP, so we recommend one after the free visit.

What are the downsides of a flat roof?

Water runs off slowly, so a dip, a lifting join or a blocked outlet becomes a leak sooner than on a pitched roof.

Can a flat roof be repaired in wet weather?

A small repair sometimes can, but a new covering has to go onto a dry roof, so re-covering is planned for a dry spell.

Will a new flat roof need more insulation?

It may. Planning Portal's guidance says some flat roof repairs need no Building Regulations application, but if a roof with integral insulation is replaced, you may be required to upgrade that insulation.
