Roof leak repair, repairs and new roofs: what we do
Repairing a leak: tracing where the water really gets in
Slate and tiled roofs: slipped, cracked or missing slates and tiles
Flat roofs in felt, EPDM or GRP, repaired or re-covered
Leadwork: flashings, valleys and small lead roofs
Ridge and verge
Gutters, downpipes and chimney stacks
New roofs, when repairs are no longer enough
The damaged ceiling below, put right by our plasterers
Chimney repair
Worn mortar joints, a cracked capping or lifted flashing let water into the stack, and the damp often shows on a chimney breast far below. Because the stack sits so high, a chimney repair usually needs proper access.
Guttering: clearing, repairs and replacement
A failing gutter sends water down the wall or back under the eaves. Most guttering repairs are small: clearing silt, resealing a joint, refixing brackets or replacing a cracked length. Where gutters leak at several joints, replacing the run makes more sense.
Slate roofs: repairs and re-slating
If you're looking for slate roofers, we work on slate as well as tile: refixing or replacing a few slipped slates, or re-slating a whole slope. When slates start sliding one after another, the fixings are usually failing across the roof, and re-slating that slope tends to make more sense than calling someone back every winter.
How it works
Send us a photo or two
The roof from the street or garden, and any marks inside.
We visit and quote
We come and look at the roof, then put the quote in writing: what we'll repair or replace, and how we'll reach it. Both are free.
We do the work
From a ladder, a tower or a scaffold, as the job needs.
We put the inside right
Once the roof is dry, the stained ceiling can be made good and painted.
Check before you start: Building Regulations and permissions
Most repairs need no application, but check these first:
Repair or new roof
Repairing part of a roof doesn't normally need a Building Control application if less than half the roof and under a quarter of the building's outer shell are affected, with no structural change, no significant change in fire performance and under 15% more weight (Planning Portal's guidance on work to an existing roof, checked October 2026). A whole new roof needs approval in most situations, through Building Control or a roofer in one of the competent person schemes listed on GOV.UK.
Chancery Lane, Beckenham
Renewing or treating the roof covering needs planning permission, except at the back of the house (Bromley's Article 4 direction for Chancery Lane, checked October 2026).
Scaffold on the pavement
It needs a written licence from the highway authority, usually the council, before it goes up (the Highways Act rule on scaffolding).
Flats with leaseholders
For a serious roof leak, the tribunal can let the landlord skip the full Section 20 consultation; leaseholders can still challenge the cost (Leasehold Advisory Service). For shared parts, see our communal area painting and decorating page.
What affects the cost of a roof repair
We price after seeing the roof. What moves it:
How much is affected
a few slates, one slope or the whole roof.
Matching
whether tiles or slates can be found to match.
Access
a ladder, a tower or a full scaffold with its licence.
What's underneath
rotten battens only show once the roof is opened.
Repair or new roof
a new roof brings in Building Regulations approval.

Questions about roof repairs in Beckenham
Call 020 8249 7303
Can I claim roof leak damage on my home insurance?
It depends on your policy, so call your insurer before the repair starts, and photograph the damage inside and out first.
Do you replace whole roofs or just repair them?
Both: from a few slipped tiles to a complete new roof. A new roof usually needs Building Regulations approval, so ask how it will be signed off.
Do you repair flat roofs?
Yes. We repair and re-cover flat roofs in felt, EPDM and GRP. Which suits yours depends on its size, how it's used and what's on it now; we'll go through the options at the visit.
Do you do leadwork?
Yes: lead flashings where the roof meets a wall or chimney, lead valleys, and small lead roofs over bays and porches.
When is the best time of year for roof work?
Dry, settled weather suits planned roof work, so spring to autumn is usual. A leak can't wait: have it made watertight whatever the season.
