Commercial plumbers for offices, blocks, gyms, churches and shops

  • Offices

Staff toilets, tea points and the pipework behind them, with desks in use around the work.

  • Blocks of flats

Shared pipes and leaks that cross between flats. When a leak reaches the managing agent or freeholder, the job is to find the source while they arrange access to every flat affected. The resident's side is on our plumbers in Lewisham page.

  • Gyms

Changing rooms and showers in daily use.

  • Churches

Toilets and kitchens in churches and their halls.

  • Shops

Staff toilets and the sinks behind the shop floor.

This page is written for facility managers, managing agents, freeholders, councils and housing associations. Painting and repairs in the shared parts of blocks are on our social housing contractors page.

Plumbing in an occupied building: shut-offs, legionella and toilets

Most commercial plumbing repair means turning the water off somewhere people still need it. With isolating valves, the supply can often be shut off to one washroom or floor instead of the whole building; without them, the shut-off is agreed in advance.

The water system also brings duties. As an employer or someone in control of premises, landlords included, you must identify and assess sources of legionella risk, manage, prevent or control any risks, and keep and maintain the correct records (HSE's legionella guidance).

That risk assessment is yours, not part of a plumbing repair, but pipework changes can affect it. HSE's guidance on hot and cold water systems includes removing dead ends (pipes where water sits still) and keeping pipe runs as short as possible.

In most workplaces, the Workplace (Health, Safety and Welfare) Regulations 1992 require suitable and sufficient toilets and washing facilities at readily accessible places, the washing facilities with clean hot and cold, or warm, water.

HSE's code of practice for workplaces says there should be enough toilets and washing facilities for everyone at work to use them without unreasonable delay.

Why facility managers and agents choose us

  • One firm for the leak and the ceiling. We fix the leak, and our own team plasters and paints what it marked, so one contractor answers for the whole repair, ceiling included.

  • A price from a visit. The visit is free and the quote comes in writing, ready for whoever signs it off.

  • A reply within one working day to every enquiry.

  • A company you can check. Registered at Companies House on 22 March 2007 (company number 06178781), on Checkatrade, verified on MyBuilder and insured for £5 million public liability.

Leaseholders, tenants and the rules around repairs

Before major work in a block, Section 20 works explains consulting leaseholders. For social landlords, our guide to Awaab's Law covers the rules on damp, mould and other hazards.

Other trades for the same building: commercial electricians and commercial roofing.

Frequently asked questions

Call 020 8249 7303

Do you take on plumbing in blocks of flats for managing agents?

Yes. We repair shared supply and waste pipes and leaks that run from one flat to another; the managing agent or freeholder arranges access to each flat affected. Our own team then repairs and repaints the ceilings and walls the water marked.

Who is responsible for legionella in a commercial building?

The employer, or whoever is in control of the premises, such as a landlord: HSE says they have a duty to understand and manage legionella risks. Every system needs a risk assessment, but a simple one may show the risks are low and being properly managed.

How many toilets does a workplace need?

In most workplaces where men and women both work, HSE's code of practice gives a minimum of one toilet and one washbasin for up to 5 workers likely to be there at any one time, rising to five of each for 76 to 100. More may be needed if breaks are taken at set times.

Why do some washroom and leak repairs cost more?

Mostly the number of fittings involved, how easy the pipework is to reach behind panels, in ducts or above ceilings, whether the water can be turned off locally, and how much ceiling or wall needs making good afterwards. The visit to see it is free.
